Cadastral tax-account counts were not substituted for housing-unit counts. PROPOSED CAPACITY 33 towers of 45–70 storeys, with 8-storey mixed-use frontages and separate 16-storey housing buildings. Tower floorplates range from 900 to 1,848 m². Six floors per tower are excluded from residential capacity for mechanical, amenities and other uses. Frontage buildings and separate housing blocks reserve two floors plus 15% of their remaining gross floor area for non-residential uses. Retained buildings and civic sites contribute zero counted new homes. Modeled residential gross floor area: 3,661,608 m². Base case: 3,661,608 × 80% usable-area efficiency ÷ 80 m² average usable apartment = about 36,600 homes. Conservative case: 3,661,608 × 75% efficiency ÷ 90 m² = about 30,500 homes. These are total new homes after redevelopment, not additional homes. Against the 23,400-unit historical proxy, the scenarios imply approximately +13,200 (+56%) and +7,100 (+30%) net homes. If current housing stock were 25,000 units, the increases would instead be about +46% and +22%. DESIGN INTENT A continuous central park connects the MACBA/CCCB area, the hospital precinct and Sant Pau del Camp, with branches toward the east and the Drassanes. Taller buildings cluster in the north and west; lower frontages and civic plots articulate the park edges. New local streets use a nominal 18 m right of way and approximately 95 m spacing where feasible. Walking and cycling routes cross the park. Street endpoints and access around retained campuses require further design. RETAINED ANCHORS Hospital de la Santa Creu ensemble, including Institut d’Estudis Catalans and nearby associated institutional buildings; Gran Teatre del Liceu; La Boqueria; Palau Güell; Sant Pau del Camp; Drassanes Reials; MACBA/CCCB and Casa de la Caritat ensemble; Betlem and Palau Moja; Sant Agustí Nou; Santa Mònica and Teatre Principal ensemble. This selection is not a complete inventory of protected buildings or archaeology. NEXT VALIDATION Verify the current dwelling inventory and full heritage constraints. Develop representative apartment floors, cores and daylight layouts; assess winter shadows, wind and tower separation; test transport, utilities, schools and health capacity. Establish phasing that supplies replacement homes, affordable tenures and a right to return for existing residents before clearance. The model demonstrates floor-area capacity, not guaranteed delivery or planning permission.
