This is a capacity estimate, not a verified dwelling schedule. A final total would add the homes retained in the terracotta areas. Six floors per tower and two floors per 14-storey block are excluded from residential capacity for other uses.

    Buildings, streets, gardens and squares downloaded 2 October 2026. Mapping is not a cadastral survey and may omit or lag current works. The Abaceria plot is tagged as construction in the source; its market use is retained in this concept. Street trees and private gardens are not a complete inventory.

    Housing baseline and capacity

    Municipal count of residential cadastral premises, by owner type

    2026 file: filter neighbourhood code 31 and Concepte = Nombre, then sum the mutually exclusive owner categories across 36 census sections (276 rows). Result: 31,863. The citywide sum is 836,621, matching the council’s published 2026 total. This verifies the aggregation, not occupancy or the number of homes at each retained site.

    New capacity = sum of mapped footprint × residential floors × usable-area efficiency ÷ average usable dwelling size. Footprints and floors are assumptions. Civic plots and retained buildings contribute zero to this calculation. Results are rounded to about 100 homes.

    Orange envelopes preserve selected buildings, square settings and some neighbouring fabric. Their extent is a design assumption; they are not legal protection boundaries. The list mixes heritage, community places and existing services. A full catalogue and parcel review could materially change the layout.

    Before a developable plan

    The 40–70-storey towers and new streets are a design scenario, not an adopted or permitted plan. Wind, daylight, views, slope, transport, utilities, fire access, construction phasing, rehousing and civic service capacity have not been tested. Street widths are indicative reservations; routes and junctions require design. Civic uses are options, not funded commitments.

    Park area includes paths and landscape land inside park polygons. It excludes streets, civic plots, buildings, retained square envelopes and private courts. The existing mapped green figure uses OSM parks/gardens without private/no-access tags; public access and completeness are not verified, so no green-space growth percentage is claimed.
